EICR, Landlords, Are You Up To Date?
Since way back in the beginning of 2018, new rental regulations have been coming thick and fast. Are mandatory electrical inspection and condition reports (EICR) on the way? According to the government they are.
Reports from industry magazine Lettings Agent Today suggest that it looks almost certain that all agents and Landlords will have to ensure electrical installation inspections and testing (EICR) are carried out for all new tenancies in England and Wales from July the 1st this year, or from April 1st 2021 for existing tenancies.
According to reports, The Electrical Safety Standards in the Private Rental Sector (England) Regulations 2020 have been laid before parliament and the thoughts are that it is likely to be passed.
This will mean that if you are renting out a property any tenancy you create or renew on or after July 1st 2020 will require an electrical inspection and a report on the condition of the property (EICR) performed by a qualified person. For pre-existing tenancies, you will need to have an EICR performed on all existing tenancies before April 1st 2021.
As this is coming into effect soon, we do think that Electricians will start to increase the price of the reports and will of course become extremely busy, we would therefore strongly advise that these are carried out sooner rather than later.
Luckily here at Hannells Lettings we are fully prepared and have a team of qualified electrical inspectors available to make sure you stay on the right side of the regulations and we can arrange for an electrical inspection and condition report for you whether you are currently a Landlord with us or not.
