Finding Your New Home

Before you start to look for a new home to rent you should take some time to work out how much you are prepared to pay, your preferred moving timescale and the locations that would be suitable for you. When registering with us it is helpful if you can provide as much information as possible about the type of property you are looking for and the areas that you would like to live in. This will help us to ensure that we don’t waste your time by showing you unsuitable properties, and we will be able to let you know immediately when a suitable property comes onto the market with us. It is a good idea to provide us with an email address as well as two phone numbers so that we are able to notify you about new properties straight away to try and ensure you can be one of the first people to view.

Securing a Property

Once you have seen a property you like, you will need to secure it. In order to do this we will need to confirm details such as the date you would like to move in, who will be living at the property, rent amount and type of tenancy. It is worth bearing in mind that the rental market is very busy and if you have found a property you are interested in it is likely that other people will be interested too. Our advice is to have a careful think and make sure that the property will be right for you but make your decision quickly to avoid the possibility of missing out. You will be asked for information pre-application, before any monies are taken.

What Happens Next

The adults that will be moving in are required to sign our Terms and Conditions and once signed, the Holding Fee of one weeks rent will need to be paid. The Holding Fee secures the property for a maximum period of seven days, subject to the credit checks. The property is withdrawn from the market for 7 working days whilst the application forms are being completed online. An independent referencing company will conduct credit checks and take up references from current employers as well as Landlords where applicable. The referencing process takes on average 2-4 working days but this is dependent on how long it takes to receive replies from various parties. For this reason, it is recommended that you let your Employers and Landlord know that they will be contacted and confirm that they have your consent for a reference to be provided. Once you have satisfactorily passed through our referencing process, we will contact you and confirm you’re moving in date and agree a time for you to visit our office to sign the legal paperwork. Please note that the full move in monies must be cleared in our account for the day of move in.

Moving In

When you have signed the Tenancy Agreement in the office you will be given your keys and an inventory will be emailed over to you. You can go through the check in at your leisure and sign or amend each page as necessary. We allow seven days for the inventory to be completed and submitted back to Hannells. If your property will be managed by your Landlord then at this stage you will be provided with their contact details for future reference. Now all you have left to do is move yourself into the property and settle into your new home!

Permitted Payments

Before The Tenancy Starts (Payable To Hannells Lettings LTD ‘The Agent’): Holding Fee: 1 weeks' rent Deposit: 5 weeks' rent During The Tenancy (Payable To Hannells): Payment of £50 inclusive of VAT if you want to amend the Tenancy Agreement. Payment of interest for the late payment of rent at a rate of 3% above the Bank of England’s base rate for each day the payment has been outstanding A default fee can be charged for a lost key or equivalent security device. The landlord or agent must provide evidence in writing to the person liable for the payment to demonstrate that the costs they have incurred are reasonable. Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy. During The Tenancy (Payable To The Provider) If Permitted And Applicable: Utilities – gas, electricity, water Communications – telephone and broadband Installation of cable/satellite Subscription to cable/satellite supplier Television licence Council Tax Other permitted payments Any other permitted payments, not included above, under the relevant legislation including contractual damage Tenancy Renewal: There will be a renewal fee of £100 inclusive of VAT for a Tenancy Renewal if the Tenancy Agreement was signed before 1st June 2019.
