🏠 New Private Rental Registration Service: What Landlords Need to Know
The Government has launched a new service that will require private landlords in England to register their rental properties, bringing greater transparency to the private rented sector.
A new national registration service for private landlords has been launched by the Government, providing further details of an important change being introduced as part of the Renters’ Rights Act.
The new ‘Register your rental property’ service will require landlords across England to register themselves and their rental properties on a national database. The rollout will take place region by region, beginning in December 2026.
🔷 What is the new registration service?
The new service is designed to create a clearer picture of the private rented sector across England.
Landlords will need to provide information about themselves and the properties they rent out. The Government says the database will give local councils better access to information, helping them identify landlords who may not be meeting their legal responsibilities and allowing them to take action more quickly where necessary.
For tenants, the longer-term aim is to provide greater transparency and confidence when renting a property.
The Government has said that tenants will eventually be able to check whether a landlord or prospective landlord is registered, while responsible landlords will have an opportunity to demonstrate that they are meeting the required standards.
📅 When will landlords need to register?
The registration service will begin its regional rollout from 15 December 2026, starting with the West Midlands before moving across England during 2027.
Landlords will have a specific registration window once their region is included in the rollout, so there is no need for every landlord in England to register immediately.
The Government’s Housing Hub confirms that landlords can register from 15 December 2026 but must make sure they complete their registration before the deadline applying to their property’s area.
For landlords in Derby and Derbyshire, the important point is that the East Midlands will have its own registration period, meaning local landlords should keep an eye on the Government’s regional timetable and make sure they are prepared when registration opens.
💷 How much will registration cost?
Registration will be subject to a fee of £65 per rental property per year.
This means landlords with multiple properties will need to pay the registration fee for each property they own and rent out.
While this represents another cost for landlords to consider, the introduction of a national system is intended to create a more consistent approach to landlord registration across England.
🔑 What does this mean for landlords?
The new registration requirement is another example of how the private rented sector is becoming increasingly regulated.
For landlords, keeping accurate records and staying on top of compliance requirements will therefore remain important.
Rather than waiting until their registration window opens, landlords can use the coming months to review their property information, make sure their documentation is up to date and check that they understand the requirements that will apply to them.

Industry representatives have welcomed some of the principles behind the database, although there have also been concerns about the additional cost and the potential for duplication with existing local licensing schemes.
For responsible landlords, however, a national registration system could ultimately help create a more level playing field, making it harder for landlords who fail to meet their responsibilities to operate outside the rules.
