3 Top Tips To Get More Viewings

< Back

Trying to sell your home in any market can be a stressful experience and one of the most commonly asked questions by sellers is ‘why is my home not getting viewings!’

Not only is a lack of viewings frustrating but it goes without saying that you aren’t going to be able to sell your home if no-one is coming to look at it! So if you are seeing viewing numbers dwindle, it’s time to try our top 3 tips to get the buyers in and give your viewings a boost!

1 – Check the price

One of the biggest turn offs for potential purchases is price. People simply won’t want to view a property that they perceive to be out of sync with other properties in the area. With the number of online sites offering buyers information about recent sold prices, average asking prices and land registry information out there, potential buyers are more clued up than ever when it comes to assessing asking prices. Compare your property to others that are for sale in the area and double check the comparable properties information that your Estate Agent should have provided. If you feel your price is set too high, speak to a local agent to make sure you get an honest, truthful and achievable asking price.

2 – Update your property photos and property information.

Most people these days are pushed for time and the average amount of time a potential purchaser spends looking at each property listing could only be a few seconds! The old saying that a picture is worth a thousand words has never been truer. Have a look at your home through the eyes of a potential purchaser and tidy up any areas that may not be presented in the best light. Get your agent to have a look at the images they have taken for your online listings and brochure and consider having them retaken, it’s amazing how freshening things up can increase the number of views your home will receive online and the number of people who will book a viewing! If you don’t feel your current agent is able to produce the high quality images you need, consider paying a professional photographer to come and dress your property and take some high quality photos, or look at switching to an agent that has great, professionally edited images on all of their listings. 3 – Change Agents.

If your home has been on the market for a considerable length of time and the viewing numbers have either dwindled or been very low from the outset, then it might be time to think about changing agents. Do some research in your area and see which agents are selling. Even in a tough market, some agents will outshine others. Try and pick an Agent that presents your property in its best possible light, provides honest advice and is proactive in finding a buyer for your home.
