January Roundup! January has flown by, and we are into February! But what has the first month of 2022 been like for us here at Hannells?
Well…busy would be an understatement!
Our teams have booked 2’424 viewings in January, up from 1’951 for the same period in 2021.
We have registered 769 new applicants looking for a property, again up year on year from 626 in January 2021.
We have had over 24’000 users visit our website over the month and sold over 22 MILLION pounds worth of property with a figure of 101% for asking prices achieved!
Most importantly to our teams, we have been able to positively affect the lives of over 280 people in the Derbyshire area and help them move on with the next stage of their lives.
January has seen a slight decrease in the number of new properties coming to the market in the Derby area, down by a little over 8% from January 2021.
With the increase in new buyers, it would seem that prices will remain high in the Derbyshire area, as supply of new properties continues to run below demand.
Rightmove’s early house price index put the average price of a property at £341,019, which is 7.6% higher than in January 2021 and first-time buyer asking prices hit a new record of £214,176 after a monthly jump of 1.4%.
It seems from all accounts that our January Roundup is echoing the reports of reduced stock levels across the country. When combined with the increased demand which seems set to continue for now, national property prices may well keep on rising. However, upwards pressure on the cost of borrowing, inflation and fuel prices might start to have an impact as the year progresses.
