As a result, Hannells are now looking for Landlords who have empty properties in Derby and who would like help in attracting suitable Tenants for them.
Hannells Lettings have the expertise and resources to handle as much or as little of a Landlord’s lettings business as needed, with three service options to choose from.
The Silver Service Option includes professional marketing of the property with high quality photography, a detailed floor-plan, full room measurements and comprehensive online and local newspaper advertising. A specialist Lettings Agent will arrange and accompany prospective Tenant’s on viewings and will ensure that detailed credit and reference checks are carried out. The Silver Service Option also includes a documentation service which encompasses the drafting of all paperwork and supervision of its signature as well as collecting the first month’s rent and dilapidations deposit. Hannells will also arrange for an independent inventory and will contact both parties prior to the expiration of the Tenancy agreement to confirm a renewal or negotiate rate increases where applicable.
Next on the scale is the Gold Service Option. This option includes every aspect of the Silver Service with the addition of the following. The expert team at Hannells will notify utility companies and the Council as to when the new Tenants take occupation to ensure that names on the relevant accounts, are changed. The Management service incorporated within this option, provides the Tenant with a dedicated point of contact throughout the duration of the agreement and any issues that may arise, will be dealt with quickly and efficiently by a trusted and approved Contractor. Regular property inspections will be carried out as part of the Gold Service Option so Landlords can rest assured that properties are being kept in the best possible condition. Also included is a full rent collection and management service. Rental payments, once collected will be processed and then transferred into a nominated bank account. A full statement is then issued and sent to the Landlord. Should there be an instance when a deposit deduction is required, Hannells will liaise with both parties and present the case to a Deposit Adjudicator if a satisfactory outcome cannot be achieved.
The third option available is the Platinum Service. This is an amalgamation of both the Gold and Silver Service Options but is also inclusive of a premium Rightmove Listing, ensuring a property receives maximum exposure on the most visited property website as well as rent guaranteed. Rent guaranteed is an insurance policy that safeguards the Landlord against late or non-payment from Tenant’s. Regardless of the circumstance, the Landlord is guaranteed to receive payment on time. Should it become necessary to evict Tenant’s from a property, the Platinum Service Option comes complete with Legal Expense cover. This is an extremely comprehensive policy and in the unlikely event of a Tenant default, the Landlord does not encounter any interruption the cash flow.
