As seems to be the norm recently, the last 14 days have again been very busy with lots of activity in terms of buying and new properties becoming available.
Over the last 14 days, there have been 286 properties newly listed on Rightmove. Averaging at over 20 new listings each day, there’s plenty of choice and fresh stock becoming available on a daily basis. However, compared to the previous 14 days, there has been a significant drop in the numbers – there were over 100 more listings in the last report.
Whilst a 25% + drop in new listings does seem a significant decrease, it won’t have helped that we have been in the last weeks of the school holidays which always tends to result in a drop in activity. Also, having looked through the listings, there don’t seem to be too many price reductions and properties that have switched agents.
Included in these new listings is this superb 1930’s three bed semi in Chellaston. In terms of properties that have been newly released and sold within 14 days, over the last two weeks there were 35. So whilst there may not have been as many new listings, the quick sales have actually increased by 50% – a sure sign that the market is still going strong and doesn’t show any sign of slowing down yet.
Taking a quick look at the £300,000 + market from across Derbyshire, there were 180 newly listed properties over the last 14 days. Considering new listings as a whole over the last two weeks have dropped by over 25%, you would expect the same trend to be evident in this price range too. However, new listings are still strong with only a 3% decrease on the previous two week’s figures.
Coming in as the most expensive this week is this historic 10 bedroom manor house in Ashbourne. With a price tag of over £1.5 million, the surrounding grounds look remarkable (no mention of the Dog included in the details though on picture five) although it is slightly odd that there are no internals for such a premier property. Also included and not quite as expensive is this new four bedroom detached house in Repton. It benefits from a large extension and wonderful rear garden. Plus, it oozes potential and would make a lovely family home. Click the link to view the details:
Over the last fortnight, there were eight properties that have come to market and sold already. However, none of them were priced over £550,000. It’s an improvement on previous fortnight of one and just goes to show that there are still buyers out there looking for premier property in Derby.
