Landlords across England are being reminded that tenants must be provided with the government’s new Renters’ Rights Act Information Sheet before 31st May 2026. 🏡
The requirement forms part of the first phase of the new Renters’ Rights Act reforms, which officially came into force on 1st May and introduced major changes to the private rental sector — including the abolition of Section 21 “no-fault” evictions and the move to periodic tenancies.

👨💼 Who Needs To Provide The Information Sheet?
The rules apply to landlords and letting agents in England where the tenancy:
✅ Is an assured or assured shorthold tenancy
✅ Was created before 1st May 2026
✅ Has a wholly or partly written tenancy agreement or written record of terms
The Information Sheet explains how the new legislation affects tenants and outlines some of the key changes introduced under the new Act.
If you are a landlord and have a letting agent who manages the property on your behalf, then the agent must provide the Information Sheet to the tenant, even if you have also provided it.
⚠️ What Happens If Landlords Don’t Comply?
According to government guidance, landlords who fail to provide the Information Sheet by the deadline could face financial penalties of up to £7,000.2

However, landlords are strongly advised to keep evidence confirming the document has been sent or served correctly.
📝 Do Existing Tenancy Agreements Need To Be Reissued?
In most cases, no.
The government has confirmed that landlords do not usually need to replace existing tenancy agreements created before 1st May 2026. Instead, they simply need to provide tenants with the official Information Sheet before the deadline.
